I received an eviction in May 2008, I've checked my credit report but it doesn't show anything saying I've had an eviction. I was wondering if evictions show up on credit and it they do, where?
In what area of your credit report do evictions show?
Evictions don't show up on a credit report unless you have also been sued for money and the landlord won and you haven't satisfied it. Then it would be listed in the judgements area.
Reply:It doesn't unless the debt went to collections; however, landlords can access the information through a tenant blacklisting service owned by First Advantage Saferent.
Landlords don't report the eviction, but if there was a monetary judgment, it is in court records.
First Advantage, Equifax, Experian, and TransUnion have people who go to the courts to look up cases, and put the information on the computer database, where they sell the information to landlords and others. The three legitimate credit agencies only report money judgments, so that if a money award was filed against you, they would have it, but not otherwise.
First Advantage writes down the names of every defendant in an eviction case starting 60 days after the eviction action was filed, and keeps the names on their records in order to permanently damage the rental chances of these tenants.
Reply:It won't come out and outright say "Eviction". It will show up in the Public Records section of your credit report as a judgement. They may not show up immediately, but they will show up eventually. I have had it happen personally.
I just came out of Chapter 7 bankruptcy and they were still on there. One was 7 years ago and one was put on April 2008. I had to file a dispute with the agencies to have them removed. They were this past Friday. Hope this helps.
Reply:The eviction will show up sooner or later. I know this because one of my friends thought it would be a good idea to just pack his s*** and leave. It took some time before it hit his credit and had a collection agent asking for the remaining balance. If I were you, I would call the people and say something about paying this as long as it stays of you're credit report. Once it goes to an agency, it will impact the credit score.
Reply:It will only show if you left an outstanding debt that may then go to a collections agency. Otherwise it will not show on a credit report but it will be on the CLUES report when you go to rent again. Good Luck!
Reply:Debts will show up on your credit report. Evictions are more likely to show on the CLUE report.
